The client, a sustainability/ESG assurance provider and socio-economic development corporation (501(c))
commissioned CZERO designers to conduct a total lifecycle real estate assessment for their investment project One
Zero. The client concept is based upon the CZERO ESG-Grade product for real assets. 1 Zero is not only the first
quadruple net zero residential community, but automatically incorporated unprecedented societal, governance, and
scope three performance throughout the planning, financing and construction processes. The following are snippets
from MODERN FARMHOUSE sharing insights on how the development and design would cost effectively reach the
performance targets.

1 Zero’s performance design excitement started from day one because the total landuse from the development’s twenty-
two acres resulted in a net gain of (-1,328) tons of reduced carbon. Whereby these science-based emission reductions
are applied directly to the development’s total carbon balance and each of the forty-five residences.
